What kind of apartment tours are available?
Realm offers both escorted tours with our leasing team and self-guided tours. You can book either one here. When you arrive, head to the front entrance and use the call box for access. Street parking is available around the building.

How do I apply for an apartment at Realm?
Applications start from the Floorplans page. The Apply option appears once a floor plan has availability. Each applicant over 18 completes an application, and the application fee is $52 per applicant. We recommend applying as soon as possible.
How do you upload documents during the application process?
After submitting your application, you'll receive an email with a link to upload your income documents through Collins on Pine's third-party verification partner, Vero.
How long does the approval process take?
Typically, you'll receive a decision within 24-48 hours after submitting your application and payment.
When is rent due, and are there late fees?
Rent is due on the 1st of each month. There's a grace period through the 6th, with late fees starting on the 7th.
What are the lease terms?
We offer 12-16 month lease terms based on availability.
What are the qualification requirements?
Applicants need income of 2× the monthly rent. Guarantors are accepted if they earn 4× the monthly rent. Credit is evaluated through RentGrow. Please provide a valid ID and proof of income, including original, unedited bank statements. These documents are not stored after verification.
Can I move in the same day?
Same-day move-ins aren't possible. Background checks and move-in procedures come first, so move-in timing depends on completing all required screenings and documents.
How do renewals, transfers, and early termination work?
You'll receive a renewal offer before your lease expires. Just choose the term that works for you and let our team know. For lease transfers, please contact the leasing office. Early termination is allowed with a buyout fee equal to 60 days' rent, and any concessions from that lease term must be repaid in full.

What is Realms's pet policy?
Realm at Menlo Park welcomes up to two pets per apartment. Pet rent is $100 (per pet) and a one-time pet deposit of $500. We have breed restrictions on dogs and utilize a pet screening process for the well-being of your community. For more details, please contact the leasing office.

What parking options are available, and what are the costs?
Realm offers gated residence parking, subject to availability. EV charging stations, motorcycle, and bike parking are also available. Parking spots are $150/vehicle per month
Is the community accessible via public transportation?
Yes, downtown Menlo Park is a 12-minute walk. The station is 10. Meta is one bike ride, Stanford one shuttle, San Francisco one train. See your commute time on our location page.

What amenities does Realm offer?
Realm at Menlo Park provides a range of amenities, Realm features a fitness center with free weights, a clubhouse and recreation room, and a private courtyard with a grill and gathering areas. The building also has controlled-access gated parking with EV charging, bike and storage options, digital package lockers, elevators, high-speed internet, and on-site management and maintenance. It's all in a highly walkable, transit-accessible location.
